IoT fire detection for older buildings of six storeys or fewer

By 30 4 月, 2026No Comments

Target buildings of six storeys or fewer regulated under the Fire Safety (Buildings) Ordinance (Cap. 572) often struggle to retrofit hose reels and manual fire alarm systems because of space, cost and coordination issues.

FSD piloted an IoT fire detection system in ten buildings across Hong Kong in Q4 2025; during the Q1 2026 trial the system ran stably with no false alarms. On 30 April FSD issued Circular 3/2026 accepting this system plus hand-held extinguishers as an alternative to hose reels and manual alarms for eligible buildings. Other applicable Ordinance requirements remain unchanged.

The system uses wireless multi-sensors (smoke and carbon monoxide). Signals go via a gateway to a monitoring platform and then to the Fire Services Communications Centre. Applications require an issued Fire Safety Direction, a composite or domestic building of six storeys or fewer, and owner consent to install in common areas and individual units.
